When Renovation Is the Right Path, and When It Is Not

The distinction people search for is renovation against remodeling, and it is worth getting right before anybody draws anything. Renovation works inside the existing layout. A full house renovation is less a single project than a coordinated replacement of nearly everything that is not structure. Flooring throughout, kitchen and bathrooms, interior millwork and trim, doors and windows, lighting and electrical distribution, heating and cooling, plumbing, and the insulation and air sealing that decide how the house actually performs.

A gut renovation goes further, stripping interiors back to the framing so the wiring, piping and insulation can be replaced properly rather than patched around. It is more disruptive and it is usually the better decision in a house that has been renovated piecemeal by three previous owners, because it is the only point at which everything behind the walls gets brought to one standard. The choice between the two is made by opening a few walls and looking, not by guessing from the finishes.

A large share of renovation work here follows a purchase. Somebody buys a property for its position, knows the interior is dated, and wants it usable by a specific weekend. That deadline is the defining constraint of the project, and it should shape the scope rather than be discovered at the end of it.

Long lead items are ordered before demolition rather than after, work is grouped so the house reaches a usable state even if the final phase runs on, and anything that cannot be finished in time is identified early and scheduled for the following off season rather than rushed into the last fortnight.
