Should I renovate or build new in the Hamptons?
It depends on what the existing house can support. When the foundation, framing, and layout are sound, renovating usually costs less. When the plan needs major structural change, or flood and zoning rules would force expensive upgrades anyway, building new is often smarter. We assess the site first.
Do you take on single-room kitchen or bathroom projects?
Yes. A single kitchen, primary bath, or interior refresh gets the same design review, line item budget, and daily site supervision as a full build. Standalone kitchen and bath projects typically run 8 to 20 weeks, depending on layout changes and cabinetry lead times.
Who handles permits and inspections?
We do. Our team prepares and files permit applications with the town or village building department, coordinates any required wetlands, coastal, or architectural review, and schedules every inspection through to the certificate of occupancy.
When is the best time to start construction in the Hamptons?
Fall is usually the best time to break ground. East Hampton Village restricts construction hours from May 15 through September 15, and Southampton Village is weighing a summer Saturday ban. Filing permits early and starting after Labor Day keeps those limits from stalling your schedule.
How do you build a project budget?
After the consultation and a site visit, we price the project line by line, covering sitework, structure, systems, finishes, and allowances for selections not yet made. You see where every dollar goes, and each change order is priced and approved in writing before work happens.
