Kitchen Renovation Contractors for the Existing Footprint

There is a version of a new kitchen that does not involve moving a single wall. The room stays where it is, the sink stays roughly where the drain already runs, and everything else changes: cabinetry, stone, appliances, ventilation, lighting, storage. For a well proportioned kitchen in a good position, that is usually the sensible project.

It is also the faster one, and the one with the shorter approval path, because nothing structural is being altered. Hamptons Luxury Design + Construction works as a kitchen renovation contractor across the South Fork, handling cabinetry specification, stone, appliance integration and the services behind them. Licensed, insured, based in Southampton, with itemized budgets and one supervisor running the room from demolition to final adjustment.

Our Kitchen Renovation Work Covers

  • Custom and semi-custom cabinetry
  • Stone countertops and backsplashes
  • Appliance integration and ventilation
  • Lighting, electrical and plumbing updates
  • Pantry, scullery and storage joinery

Cabinetry Is the Decision That Sets Everything Else

Cabinetry takes the largest share of a kitchen budget and the longest lead time, so it drives the schedule whether or not anyone plans for it. The tiers are genuinely different products. Stock is fixed sizes off a shelf. Semi-custom modifies standard boxes. Full custom is built to your room, which matters when walls are out of square, as they are in most older Hamptons houses.

Construction style matters as much as the door front. Inset doors sit flush within the frame and are the most demanding to build and hang, which is why they read as expensive and why they tolerate movement least. Overlay doors sit proud of the frame and are more forgiving in a house that shifts with the seasons. Painted finishes show every joint. In a coastal environment, how a cabinet handles humidity through an unheated winter matters more than any of it.

Choosing Stone That Survives an Actual Kitchen

Countertop selection is where the showroom and the working kitchen most often disagree. Marble is the look almost everyone arrives wanting, and it etches. Lemon juice, wine and tomato will mark a polished carrara surface within a season of real cooking. That is not a defect, it is what calcite does, and plenty of owners genuinely do not mind the patina.

Quartzite is the compromise most people are actually describing when they say marble: natural stone, considerably harder, far more resistant to acid. Engineered quartz is harder still and completely consistent, at the cost of natural variation, and it will scorch under a hot pan. The honest question is not which stone is best but which failure mode you can live with, because every surface has one. We put samples in your kitchen light before anybody orders a slab.

Appliances and the Services Hiding Behind Them

Appliance selection is the point where a renovation quietly turns into a bigger job. A professional range needs a gas supply sized for it and make-up air to satisfy the code once the hood exceeds a certain extraction rate. Panel ready refrigeration needs cabinetry built to the manufacturer’s tolerances, months before the appliance arrives.

Ventilation is the part owners underestimate most. A powerful hood pulling air out of a tightly built house needs a path for replacement air, otherwise it will struggle and can pull on other appliances. Induction changes the electrical requirement instead, often needing a dedicated circuit and sometimes a panel with capacity to spare. We confirm gas, electrical and ventilation capacity during the design stage, because discovering it during installation is what delays a kitchen.

Pantries, Sculleries and Where the Mess Goes

The most useful square footage in a Hamptons kitchen is frequently not in the kitchen. A butler pantry between kitchen and dining gives you staging space, a second sink and somewhere glassware lives. A scullery goes further, taking the dishwashing, the prep chaos and often a second dishwasher out of sight entirely.

For a house that hosts, this is the difference between a kitchen that photographs well and one that works in August. The main room stays presentable because the work happens next door. Both usually come from borrowing space that already exists: an oversized mudroom, a closet nobody uses, a run of corridor. Neither requires moving structure, which keeps them inside a renovation rather than turning the project into something structural. Borrowed space is the cheapest space in any Hamptons house.

Lighting, Storage and the Details People Notice Later

Kitchen lighting fails when it is treated as one layer. A single ceiling fixture leaves you working in your own shadow at the counter. Task lighting under the wall cabinets, something over the island at a height that does not block sightlines, and separate circuits so the room can be bright for cooking and dim for sitting in.

Storage is the same kind of unglamorous decision. Drawers beat lower cabinets for almost everything because you can see what is at the back. Deep drawers for pots, a proper place for trays and boards rather than stacking them flat, and bin storage worked out before the cabinetry is ordered rather than afterwards. These are the things nobody photographs and everybody notices every day for the next fifteen years, every time a drawer opens properly or a pan goes back where it belongs.

Lead Times and the Order the Work Happens In

A kitchen renovation is mostly waiting, punctuated by short bursts of work. Custom cabinetry routinely runs months from approved drawings to delivery. Stone cannot be templated until the cabinets are installed and level. Specialist appliances have their own lead times, and one late item holds the final connection.

That sequence means the order is fixed: design and selections, cabinetry ordered, demolition, services roughed in and inspected, cabinetry installed, stone templated and fitted, appliances connected, then tiling and final adjustment. Most of the calendar is spent before demolition begins. Owners who make selections early get shorter projects, and owners who defer one decision on a range hood can lose a month at the very end, long after they assumed the decisions were behind them.

Choosing Us for Your Hamptons Kitchen Renovation

A kitchen is the most concentrated room in a house: every trade, every service, and the tightest tolerances anywhere in residential work. We run one kitchen at a time per supervisor for that reason. Hamptons Luxury Design + Construction is licensed, insured, rated five stars on Google and based in Southampton. Our project leaders have spent their careers on East End homes, where almost nothing is square and every cabinet run has to be scribed to the room it is going into rather than simply installed.

Services Verified Before Selections Close

Gas capacity, electrical load and ventilation requirements are confirmed at design stage, so appliance choices never stall at the installation.

Samples Seen in Your Own Light

Stone and finish samples are left in the room they are destined for, because showroom lighting misrepresents almost every surface you will choose.

Cabinetry Ordered Against the Schedule

Cabinetry is ordered early against the build schedule, since it carries the longest lead time and quietly determines the entire schedule.

Built for Houses That Are Not Square

Older East End rooms are rarely square, so we scribe and template to the space rather than assuming a cabinet run will simply fit.

Coastal Conditions Factored Into Specification

Humidity through an unheated winter is a specification question here, so cabinet construction and finish are chosen for how the house is used.

One Supervisor for the Whole Room

The same supervisor runs demolition, services, installation and final adjustment, which is how tolerances stay tight across every trade.

How long does a kitchen renovation take?

Most of the time is spent before any work starts. Custom cabinetry commonly runs months from approved drawings to delivery, and stone cannot be templated until those cabinets are installed and level. Once materials are on site the active work is comparatively short. The realistic answer depends on your cabinetry tier and appliance selections, which is why we set those deadlines against the schedule at the outset.

It depends what moves. Replacing cabinetry, countertops and appliances within the existing layout often needs only electrical or plumbing permits, if any. Relocating services, altering framing, or adding circuits generally does require a permit and inspection. Requirements also differ between the towns and the incorporated villages, so the answer depends on where the property sits.

There is no single answer, only trade-offs. Marble etches on contact with anything acidic. Quartzite is natural stone with far better acid resistance and is usually what people picture when they say marble. Engineered quartz is the most consistent and the most durable against staining, but can scorch under heat. Choose by which failure mode you can tolerate, and look at samples in the room’s own light.

A butler pantry sits between kitchen and dining room and handles staging, glassware and often a second sink. A scullery is a working room, taking dishwashing, prep mess and frequently a second dishwasher out of the main kitchen entirely. Both are common in Hamptons houses that entertain, and both can usually be created from existing adjacent space without structural work.

Cabinetry is almost always the largest single line, and the gap between stock, semi-custom and full custom is wider than any other decision in the room. Appliances come next and can exceed the cabinetry that houses them once a professional range and panel-ready refrigeration are specified. Stone depends less on the material you settle on than on how many slabs your layout actually needs, since seams and waste drive the total as much as the stone does. Behind all of it sit the services: a new gas line, added circuits or a ventilation route can move a budget without changing anything you can see. Hamptons Luxury Design + Construction prices each of those separately so you can weigh them against each other.
